What Sealer Should I buy To Keep Mildew Away?

It’s a question that I hear all of the time since I’ve been a paint coatings expert for nearly four decades now. Frustrated homeowners are looking for anything they can get their hands on to keep that ugly mildew from returning once again after they just cleaned it off 3 months ago.

To date, there really aren’t any sealers or paints manufactured for architectural structures like homes, block, brick, patios, decks, vinyl siding, or other surfaces, that successfully and completely block the growth of new mildew. While it’s true that good quality exterior paints and stains do have ingredients that will inhibit or in rare cases prevent new growth – the reality is you will revisit that mildew cleaning once again.

Mildew results from lack of sun burn-off and humidity in the air. When the moisture isn’t evaporated, it eventually starts to allow algae or mildew to grow. Generally speaking, it occurs on the side of the house that gets the least amount o sun, on porch ceilings in areas with lots of trees, areas where there are lots of trees giving shade and blocking sun, and of course – living in South Louisiana where mildew was probably invented and it just happens because of the high humidity! Just kidding of course about mildew being invented here.

Measures can be taken to reduce mildew growth though. Fans, gutters, downspouts, or even periodical cleanings will all help. Pressure Washing Flat Concrete Surfaces

Many of my customers know I can help them solve their paint project dilemmas. Now, knowing they are ready to tackle those home improvement projects indoors, they are ready to get down to business on the necessary issues outside. The driveway. The patio. The sidewalk. Okay, I think you get what I’m saying.

The mildew has continued to gradually blacken these surfaces and they are unsightly. Well, just plain ugly and depressing actually. It’s time to get that parked pressure washer out. The entire time it sits in that catch-all corner of the shed or garage, the guys just know that their wives haven’t forgotten that it’s there even though they continually walk right past it just hoping their better half won’t bring remind them.

But, time’s up. Time to finally fire it up. So, how do I pressure wash my driveway Mr. Bryan? My first inclination is to tell them to call me when they are ready to brighten up their home, but most guys love to pressure wash. For about an hour. Then they look for magical solutions that will make these surfaces clean without the arduous effort.

So here are a few helpful pointers for how to use a pressure washer. Remember, these are only suggestions and you must be careful to read all directions on products you intend to use. Use good personal protection equipment like gloves and goggles, and respect your pressure washer! It’s a great tool to have but can be dangerous too. Inspect your pressure hoses for bulges, bends, or sticky quick connects – hoses do rupture and also come away from fittings and can cause injury! Lastly – always double check your tip connections to ensure they are snugly in place. They can launch off the tip of the wand and damage something or worse yet – cause an injury. Be safe!

We use a fairly weak cleaning solution which includes bleach. The cleaning solution you use can be applied through the pressure washer’s detergent injector or with a pump-up garden sprayer. If you want the job of cleaning that big long driveway to last a year – just use a wand with a 25 degree tip. If you want to do the job much faster – use a surface or “circular” cleaner after you’ve treated the driveway! That will become your best friend and save you lots of time.

Be patient and don’t rush as you pressure wash your concrete surfaces. Moving too fast will only cause you to get those surfaces half clean and you’ll leave lines all over the place. Have fun! It is a lot of work, but pressure washing exterior surfaces and be fun and rewarding too.

House Soft Washing Your Home

So you get a letter from your HOA that says you’ll be fined if you don’t get that ugly green algae and mildew off of your house. Then you start looking for ways to clean it off of your house. Somewhere along the way you’ve heard this new phrase “Soft Wash.”

The terms “House Soft Wash” make house cleaning sound like a complex process. It’s not. You don’t have to have a trailer, tanks, pumps, and the whole nine yards. There are ways you can do this yourself and if you’re a pressure washing guy, you already have what you need and don’t need to buy all that fancy equipment. Either way, to soft wash your home you’ll need to have some kind of pressure washer.

What We Use

I’m a certified paint coatings inspector. Protecting a house’s paint job is always paramount when I take on a soft wash job.

I’ll share my methods which work very well for us. First things first! What ingredients do we use to clean houses? You’ll hear many different opinions and various hacks, however, we like to use products that are actually intended for house washing. You’ll need bleach and Jomax to start. There are batching instructions on the Jomax label. When mildew is heavy, a little more bleach in the batching is needed.

Generally a pump up sprayer is used to apply the solution to the house but you can also downstream it through your pressure washer hose and a detergent injector.

Once you have your batch made up simply apply it to the house and let it do the work. Here’s the important part! Never use high pressure to clean Hardie Board, stucco, vinyl, or even wood siding! We employ black pressure washing tips which significantly reduce pressure to that of 2x the strength pressure of a garden hose. You want chemical and detergent to do the work, not pressure. it’s easy to damage a home structure with a pressure washer. if you decide to use a nozzle like your yellow or green tip – be sure to cut the pressure at the machine and maintain a good distance from the siding.

Cleaning Glass and Windows

On nearly all window cleaning, we wet the surface first with detergent and then we’ll use a soft house washing brush to wash the glass, muttons, ledges, etc., and then we’ll rinse it off. Pressure washing or soft washing alone don’t generally clean these surfaces very well. Moreover, by gently washing them by hand, you get the gunk, dirt, and mildew off while putting very little water on the inside of the house.

Vegetation

It’s important to water all vegetation! Keep wetting it with fresh clean water! Doing this will keep your plants, grass, bushes, and trees very happy and unharmed.
